How the contract protects YOU the home buyer in the Contract of Sale.

TERMITE INSPECTION: The buyer, at the buyers's expense, which is generally $50-$60, may have a home inspected by a Maryland licensed termite inspection company prior to settlement. The area covered includes the residence or within three feet of the residence; the garage or within three feet of the garage, any outbuildings located within three feet of the residence, and fencing located within 10 feet of the residence.

If an active infestation of "WOOD DESTROYING INSECTS" is discovered by the termite inspector, the seller is notified, provided with a copy of the inspection report and the seller is responsible for treatment and repairs of the infestation and or any damage to the residence.

The seller's liability is limited to 2% of the purchase price. If the estimated treatment and damages is more than 2% of the purchase price, the buyer (excepting VA financed contracts) may pay the difference and continue with the purchase. If the seller fails to perform, the buyer
may declare the contract void.

The Maryland Contract of Sale provides good protection for home buyers.
